Talisker Club Park City membership is one contract. The deed is still one address.

You are not buying “Talisker.” You are buying a lot or a unit at a street address, plus — if the club says so in writing — a membership contract that unlocks four venues.

Talisker Club’s homepage calls itself “the only four-club/one-membership private home community in Park City,” with exclusive access to “mountain, country club, Main Street and backcountry destinations.” Those are the club’s adjectives — useful once, then we move to the contract.

The four named venues on official pages: Tuhaye (golf + homes/homesites on the Jordanelle / SR-248 side; sales center in Kamas), Empire Pass (the clubhouse claim: “the only ski-in/ski-out private club on the mountain at Empire Pass in Deer Valley® Resort”), Main Street (Courchevel Bistro upstairs, members-only lounge downstairs), and The Outpost (backcountry yurt / deck / firepit at “9,000 feet”).

Housing types the club itself lists: custom estate homesites, easy-to-care-for single-family, ski-in/ski-out mountainside condos. You might be shopping a Tuhaye lot, an Empire Pass lodge, or neither — and still hearing “Talisker” in the listing remarks. Those are different addresses that share a club overlay. Adventure Camp and Hot Creek Cabin were still in future tense on the amenities page as of early September — date-check before you treat either as open. Membership numbers are not on the public site.

What the public pages actually say

Tuhaye golf, from the amenities page: Mark O’Meara–designed Signature Championship course. The club states it debuted as one of Golf Digest’s Top 10 Best New Courses in America and is “#1 best course in Utah according to Golfweek” — those are club citations. The Ridge Short Course: O’Meara co-designed par-3; nine holes 65 to 160 yards; golf pavilion.

Empire Pass clubhouse: “majestic Arts & Crafts-inspired clubhouse is the only ski-in/ski-out private club on the mountain at Empire Pass in Deer Valley® Resort.” That is a clubhouse claim — leave every Empire Pass residence out of that upgrade until you walk the door.

The Outpost: “When you ascend 9,000 feet up a mountain…” Private yurt, outdoor deck, firepit. The March 3, 2025 club site map also names a snow-tubing hill and a cabin.

Main Street / Courchevel: historic building on Park City’s Main Street; Courchevel “French-European inspired cuisine”; “exclusive private lounge and social hideaway is just downstairs.” Club social copy on the homepage: main level “welcomes the public for dinner”; downstairs Members Lounge is members-only; hours listed Tuesday–Saturday, 5:00 p.m.–9:00 p.m. Check hours before you plan around them.

Other amenities named on the public amenities page (not a dues list): Elevate spa, Tower spa, fitness centers, pools, tennis pavilion, ski valet, Base Camp (bowling named on homepage social), Moondance Park, Wildstar Kids Club (a named club amenity with full-time staff, year-round — describe the building, not who should live there), trails, Jordanelle River.

2026 pipeline still in future tense on that amenities page as of September 2, 2026:

  • Adventure Camp — “coming summer of 2026”
  • Hot Creek Cabin — “Arriving winter 2026”; “just off Bandana ski run between Red Cloud and Montage.”

Confirm the page before advertising a future amenity as open.

“With ownership comes membership” is sales copy — confirm the contract

The real-estate page: “And with ownership comes all the perks of our unique four-club membership.” Vertical Family Membership language on the same page: with real-estate ownership, members can share club access with immediate family members as well as children, grandchildren, and parents. That is a membership rule the club publishes, not a targeting pitch. Send questions to Member Services.

Whether a resale conveys a transferable membership is not published as a universal rule on the public pages. Confirm in writing for that parcel. Listings that omit membership exist as a contract question, not as folklore.

A 2020 combined sitemap still hosted by the club states that recreational and golf amenities “will be privately owned and operated as a club, with mandatory membership and mandatory membership fees payable.” Use that as: club amenities are not public parks; membership fees exist; the public site still does not print the numbers. Prefer the 2025 map and brochure for site layout.

Initiation, dues, waitlists, refundability: not on taliskerclub.com. The accurate sentence: the club does not publish a fee schedule on its public site; request the current membership packet from Member Services (435.333.3617).

The club is not the HOA. Master-association assessments, reinvestment fees, and sub-association dues are not on taliskerclub.com — leave them out until the packet arrives.

Public “from” pricing in the site footer: custom homesites from $1 million; residences from $3 million. Marketing floors, not a CMA and not a membership price. Inventory moves.

The 2025 brochure’s “only recreational lake in the Park City area” line about Jordanelle is club copy. Deer Creek is a separate state park — leave “only” off the record.

How to write the offer

Ask for the membership packet before you write the offer. Separate three documents: the deed (street address, plat, HOA), the club contract (what transfers, who still has to apply), and the amenity list as of today (what is open vs. still “coming”).

The Residences at INDI Ridge, on the club page and 2025 brochure: 37 contemporary homes, architect Cobus Van Den Berg, interiors AMB Design; brochure says up to 5,200 SF. That is one named project, not the whole club.
