Thaynes Canyon Park City: mountain access without a resort-base address

Thaynes Canyon is not Park City Mountain Village and not Old Town. It is an in-town residential canyon that wraps the city-owned Park City Golf Club at 1541 Thaynes Canyon Drive and sits below PCMR terrain. Most addresses are a short drive or a fare-free bus ride to a lift — not ski-in/ski-out.

The exception buyers confuse with the whole neighborhood is Silver Star, at the southern edge: a lift-served plaza (Silver Star chair) with condos, townhomes, cottages, and a commercial village. Write the neighborhood as residential + municipal golf + bus, then treat Silver Star as a distinct plaza at the edge, not as the default.

You are inside city limits, 84060. Thaynes Canyon Drive is the spine; Kearns Blvd is the connector. You are not buying a Canyons Village or Deer Valley base address. If a listing says “Thaynes Canyon ski-in/ski-out,” ask whether the address is Silver Star or marketing — ride the bus stop and walk the winter route before you write the offer.

Municipal golf in summer. Nordic in winter. A live city process.

Park City Golf Club is a city facility: 18-station driving range, two practice greens, putting green. Reservations 7 days by phone / 9 days online. Golf manager Vaughn Robinson, 435-615-5800.

Winter, the same course is a municipal Nordic concession to White Pine Touring: groomed skate and classic, “over 20K” of terrain on the in-town golf course, operated since 1981 per the Park Record. City Council approved a five-year concession extension, reported June 13, 2025, through 2030.

UDOT’s Wasatch Back recreation page: parking free at White Pine Touring Nordic Center on Thaynes Canyon Drive off Park Avenue; Hotel Park City garage also allowed; roadside parking on Thaynes Canyon Drive is not allowed; multiple bus routes stop outside the center.

The Draft Golf Course Master Plan went in front of City Council on September 17, 2026 — 12 days before this post. City page: Beddo & Boyden draft; aging irrigation; “long-range planning tool — not a final design or construction plan.” Neighbors on Thaynes Canyon Drive will care about construction, irrigation, and winter Nordic overlap. Write it as a live city process, not an approved rebuild.

The bus is the neighborhood ski plan. Silver Star is the edge plaza.

Park City Transit is fare-free. The official rider guide maps Route 2 Green: Park Meadows/Thaynes Canyon — Deer Valley and Route 3 Blue: Thaynes Canyon/Park Meadows — Deer Valley. Confirm the current season timetable at the city transit page before you count on a headway. Printed guides go stale.

Silver Star is the documented lift-served exception. KPCW, November 7, 2025: Park City Mountain renewed a decade-long lease with the Silver Star Property Owners Association through 2036. PCMR described the lift as a fourth way up the mountain besides Mountain Village, Canyons Village, and Town Lift; limited parking; Green 2 and Blue 3 transit stop; located in Park City’s Thaynes neighborhood.

Silver Star Ski & Sport (on-site business, not the city) describes a ski-in/ski-out collection of townhouses, condos, cottages, and a commercial village; Silver Star chairlift in the plaza; ticket booth; summer trailheads for Spiro, Armstrong, Dawn’s. Use that for plaza amenities. Leave tenant-site copy out of HOA rules or rental policy. Trails from the plaza are a plaza fact, not a trail from every driveway in the canyon.

If you need Town Lift plus Main Street on foot, that is Old Town. If you need ski-to-door at Deer Valley, that is Empire Pass / Silver Lake. Those are different building types, not better people.

Housing mix — and no master HOA

Predominantly single-family on residential streets and canyon lots (tree cover; golf-course adjacency on some streets). Lot size and HOA status vary by subdivision / plat. Limited attached homes and condos. Silver Star is the mixed condo / townhome / cottage development with a plaza.

Older in-town houses vs. newer custom infill. Historic District rules that govern Old Town do not automatically apply here. Verify parcel by parcel on the Historic Sites Inventory rather than assuming “no design review.”

There is no single Thaynes Canyon master HOA. Silver Star has a Property Owners Association (named in the KPCW lease story). Other streets may have subdivision CC&Rs or none. Associations and dues belong in the title file, not in a neighborhood nickname.

Nightly rental is not a neighborhood-wide yes or no. Inside city limits it is a city license plus zoning plus any CC&Rs, per address. Long-term rentals (>30 days) are a Summit County matter inside county limits.

Drive times to Main Street / PCMR base / Deer Valley: broker pages say “~5 minutes.” Real version: in-town, short drive or bus — time varies with events and snow.

Who Thaynes fits

Buyers here are usually shopping in-town single-family that wants golf-course / Nordic adjacency and a bus to the mountain without a resort-base HOA — or they are shopping Silver Star as lock-and-leave at the ski plaza. Those are two searches on the same canyon map.

Walk or ride the actual winter route from the listing address to a lift and to the golf/Nordic lot. If the listing says ski-in/ski-out, ask whether it is Silver Star.
