Deer Valley East Village expansion 2026: what is open, what is still a rendering

Buyers keep asking whether East Village is “open.” The honest answer is: which calendar? Deer Valley East Village expansion 2026 is a phasing table, not a brochure.

Deer Valley East Village is the new U.S. 40 / Jordanelle-side portal to Deer Valley Resort’s Expanded Excellence terrain — the former Mayflower Mountain ski-resort plan, now operated as Deer Valley. It is a different portal and a different traffic pattern than Snow Park, Silver Lake, or Empire Pass. Save the Empire Pass building map for another day. This post is the expansion itself: what you can ski in 26/27, what you can check into this fall, and what is still steel.

Two calendars — terrain vs lodging

Alterra’s August 24, 2023 announcement is still the completion math most people quote: +3,700 acres, 5,726 acres at build-out, 16 new lifts, a 10-passenger gondola, new portal via U.S. Route 40, village in partnership with Extell Development Company.

Deer Valley named the base Deer Valley East Village on January 22, 2024. Official village copy: arrive via U.S. 40; 1,200 day-skier parking spaces planned. Upon completion, that page’s program is nearly 1,700 residential units, 800 hotel rooms, 250,000 sq ft retail/commercial, 68,000 sq ft recreation. Treat that as planned, not built. Hotel and lodge opening seasons move — use Deer Valley’s June 29, 2026 media-room release for this winter’s terrain, not a 2023 completion brochure.

The better “what happens this coming winter” source is that June 29, 2026 release:

• Hail Peak Express opens winter 26/27: 200 new skiable acres, 7 new runs, 1,130 ft vertical; 86 chairs, 2,400 guests/hour.
• One new run: “Hill Yeah” (Salute to Service / Hill Air Force Base tribute).
• Skiable this winter: about 4,500 acres.

How you get there from this portal: the Deer Valley East Village Gondola, Pioche Express (East Village to Pioche Point), and Neptune Express (an additional route to Pioche Point). Full lift list is on the June 29 release.

Snow-feature terrain is tentatively on Pirate King off Pioche Express (rollers, berms, mild ski-cross), with rollers on Humbug and a dedicated area on McHenry — beginner/intermediate snow-feature terrain, named runs.

A new 10-million-gallon snowmaking reservoir is southwest of Park Peak Lodge. East-side snowmaking water comes from Jordanelle / Provo River (80–90% returns, per DV).

Deer Valley East Village Lodge (ski school, rentals, food hall): opening targeted 27/28. Park Peak Lodge: core/shell by fall 2026; interior through winter 26/27; opening 27/28.

South Peak timing isn’t dated yet.

The October 17, 2025 trail-map release is useful only as already-open 25/26 context (East Village Express gondola to Park Peak; nearly 80 new runs including the 4.8-mile Green Monster; more than 4,300 acres that season). Lead with June 29 for 26/27.

What you can check into this fall vs what is still in the ground

Grand Hyatt Deer Valley has been open since November 20, 2024 — first resort in East Village, Extell-developed village.

Canopy by Hilton Deer Valley opened in August 2026. The Park Record on August 21 treats it as arrived; guests are “steps from” the Jordanelle Express Gondola, with shuttles to East Village and Jordanelle Recreation Area. That is not door-to-run. More direct skier access is planned, not open.

A June 27 Park Record preview also named Pioche Village after Grand Hyatt — confirm whether that’s a hotel or an Extell district name before you count hotels.

Still in the ground, per the Park Record on August 28, 2026:

• Private residences slated 2027–28 ski season
• Four Seasons hotel 2028–29
• Waldorf Astoria hotel 2028–29
• Marcella ski lodge (Marcella Club amenity) in the works

East Village Lodge: Park Record said 2027; Deer Valley says 27/28 — same season window, use the resort’s label.

Marina West (up to 600 workforce-housing units) is county/MIDA planning talk — adjacent planning, not inventory you can buy this week. Workforce-housing counts in that story are Wasatch County Council / MIDA liaison statements. Treat as planning talk, not a listing description.

A portion of the ski development sits in a MIDA project area. You may still hear Mayflower in county talk and in search. It is the geographic alias — former Mayflower Mountain plan / Mayflower exit off U.S. 40. It is not a third independent ski resort.

How to shop this without the brochure tense

If you are shopping lock-and-leave condos vs. branded hotel-residences vs. future custom lots on the Jordanelle side, what’s open today is not the 2023 rendering. Grand Hyatt and Canopy are operating. Four Seasons and Waldorf are not. Skier-services buildings are 27/28.

If you think “East Village = ski-in tomorrow,” you need those two calendars: terrain phasing (already-open expansion, Hail Peak 26/27, South Peak later) and base lodging / skier-services phasing.

I-80-to-the-village drive-time copy on the Expanded Excellence site is marketing — leave winter-minute claims off the purchase story until you drive them in the season you care about.

HOA docs, prices, and rental programs for any East Village residence belong in that building’s packet. No price prediction from here. Snow Park / Silver Lake / Empire Pass remain the historic Deer Valley portals. This is the U.S. 40 portal.

Looking at an East Village listing this fall? I can sit with the June 29 terrain update and the hotel/lodge opening seasons — open vs. steel — so you are not treating a 2023 completion acreage as this winter’s ski map.
