Deer Valley vs Park City Mountain 2026: two resorts, one town
Updated September 9, 2026. Pass rules and lift inventories move. Pull current Ikon and Epic pages before you underwrite a winter.
Deer Valley vs Park City Mountain 2026 is not a personality contest. You are choosing which base village your deed sits under, which pass you will actually use, and whether the building is ski-in or a bus/drive to a portal.
Two ski companies share one town. Different owners. Different pass networks. Different boarder rules. Same fare-free transit grid and the same airport road.

Snowboard vs ski-only is a recreation rule, not a household type. Ticket caps and pass reservations are operational facts. Neither column is “better neighbors.”
Your Ikon reservation is not a Deer Valley season pass. Your Epic Pass does not put you on DV terrain.
Deer Valley: 4,500 acres this winter, not the full 5,726
Deer Valley’s June 29, 2026 Expanded Excellence update: Hail Peak Express adds 200 skiable acres and 7 runs for winter 26/27. The resort states it will have 4,500 skiable acres.
Resort-stated stats block: highest elevation 9,570 ft; lowest 6,450 ft; vertical 3,120 ft; 209 runs; longest run 4.8 miles; snowmaking 932 acres; 32 aerial lifts (2 gondolas, 23 detachable chairs, 7 fixed-grip, 8 conveyor/surface). New lifts named since December 2024: Keetley Express, HooDoo Express, Aurora, Galena Express, Pioche Express, Neptune Express, Vulcan Express, Revelator Express, Pinyon Express, Hail Peak Express, and the Deer Valley East Village Gondola.
The long-term expansion target is 5,726 acres (August 2023 announcement, still on the media-room sidebar). Winter 26/27 is 4,500, not the full build-out. Do not collapse those two numbers. Do not use leftover “2,000-acre Deer Valley” copy.
Ikon at Deer Valley: access to 70+ destinations and up to seven days at Deer Valley. Reservations required; first-come, first-served; cancel by 11:00 a.m. MDT the day of the reservation. No Ikon blackout dates at DV on the resort page. Friends & Family: 25% off window rate, 15 tickets; 26/27 F&F tickets go on sale fall 2026. The resort’s own phrase for the expansion is marketing. I am attributing it as the resort’s language, not as an independent ranking.
Park City Mountain: 7,300 acres, two villages, Epic
Vail’s September 1, 2026 “Larger Than Life” newsroom piece (URL path contains 2026-01-09; on-page dateline is September 1, 2026): Park City Mountain is “the largest ski and snowboard resort in the United States, offering 7,300 acres of terrain, more than 330 trails and two distinct base villages.” That is Vail’s language, not my ranking. Epic Passes are on sale for 2026/27.
2026/27 arrival: new 10-person Canyons Village Skyway (second new gondola in as many winters) plus Canyons Village Parking Structure. Park City Planning Commission approval to upgrade Silverlode Express and Eagle Lift. About $144 million invested in the last decade (Sunrise Gondola, Canyons snowmaking, beginner zones, parks). 2034 Olympic Winter Games venue.
I am not printing a 26/27 PCM lift count. Larger Than Life did not reprint a lift total. Use 7,300 acres + 330+ trails + two villages from the Sep 1 about-blurb. Re-open the PCM trail map before you need a lift number.

Five Deer Valley portals vs two PCM villages
Keep the housing maps separate. A buyer is matching a deed location to the resort they will actually use.
Deer Valley portals:
- Snow Park — original lower base, being reimagined
- Silver Lake — mid-mountain village (walk-to-lifts, plaza). Not Empire Pass.
- Empire Pass / Empire Canyon — existing high-elevation community
- Deer Crest
- East Village — US-40 / Jordanelle-side portal; East Village Express 10-passenger gondola; ~1,200 day-skier parking spaces. Permanent East Village Lodge and Park Peak Lodge targeted 2027/28, not 26/27. East Village is a new DV portal. Empire Pass is the existing high-elevation DV community. Do not merge them.
Deer Valley inventory clusters as ski-in/ski-out condos, branded lodges, and custom lots around those five portals.
Park City Mountain:
- Mountain Village — Park City side; Town Lift to Historic Main Street
- Canyons Village — Snyderville Basin. Canyons Village Skyway plus parking structure called out for 2026/27 arrival
The 2015 merger of former PCMR + Canyons is the two-village map. An on-mountain gondola links the two sides; confirm the current name on the PCM trail map before a sentence that depends on it. PCM inventory includes Old Town / Town Lift cottages and condos, PCMR-base buildings, Canyons Village lock-and-leave, and adjacent large-lot product (e.g. The Colony — neighboring type, not village condo).
Buying a unit does not include a season pass or a club membership unless a separate contract says so.

The shared town layer
Park City Transit has been fare-free since 1975; year-round; historic purpose includes resort and town service. 2021 split: Park City Transit inside the city; High Valley Transit for broader Summit County. Free transit serves both resort systems and Old Town.
Summer 2026 still shows the two-village split on Vail’s tip sheet: Town Lift to Main Street; Payday / Crescent at Mountain Village; Red Pine Gondola at Canyons Village. Mountain Village vs Canyons Village are separate summer calendars: after Labor Day, Mountain Village is Thursday–Sunday through Sep 27; Canyons Village stays daily through Sep 27; Deer Valley summer runs through Sep 20.
I am not printing drive times to SLC or between villages. Those are marketing numbers, not a traffic study.
