Park Meadows Park City: in-town lots, a Nicklaus course, no ski-in

Park Meadows is the in-town golf neighborhood — 84060, wrapped around Park Meadows Country Club at 2000 Meadows Drive. You lock the door and get to Historic Main Street without leaving the city. You do not ski in. You do not automatically join the club when you buy the house.

If you just read about Deer Valley East Village, this is the opposite: built-out in-town, no gondola in the backyard. Club membership, dues, and nightly-rental rules are parcel- and club-specific — not neighborhood folklore.

The club is on the map. Membership is a separate question.

The club’s About page is the public history:

• Opening in 1983. Address 2000 Meadows Drive, Park City, UT 84060. Phone 435.649.2460; golf shop 435.200.6233.
• “The only private golf and social club located in the heart of Park City.”
• Jack Nicklaus Signature course — confirmed on the Nicklaus Design course sheet.
• 105 sand bunkers; links-style language on the club’s own page.
• Hosted its first of 10 PGA Senior Tour / PGA Tour Champions events ten years after opening; Sports Illustrated “Top 10” Senior Tour Event site in 2002 — attribute that to the club.
• 1997: Melrose Corporation purchased the club; minor Nicklaus renovation.
• About five years later (~2002): members purchased the club from Melrose. Member-owned.
• Members approved a $7.5 million golf-course restoration in 2007; course re-opened spring 2009.
• 2017–18: complete clubhouse renovation; pickleball courts and a new pool complex added.

Homepage amenities listed for members: golf, pickleball, dining, a 2,000 sq ft fitness center (7:00 a.m.–7:00 p.m.), a 600 sq ft movement studio, swimming, winter Nordic track.

What the club site does not say: current initiation, dues, whether memberships are sold out, whether a Park Meadows home purchase includes or requires membership. Membership is a club question — send it to the club rather than assuming the deed includes a bag tag.

There is no single “Park Meadows HOA”

The residential fabric around the course is a mix of detached houses, attached homes, and condominiums across multiple subdivisions. The Land Management Code names Meadows Estates Homeowner’s Association as one applicant. That is one association, not a master.

Pull CC&Rs for that parcel rather than writing a dues number from a neighborhood nickname.

Nightly rental is the same rule: not a neighborhood-wide yes or no. A city ordinance amending LMC § 15-2.13-2 prohibits nightly rentals in Meadows Estates Subdivision Phases #1A and #1B after that HOA applied following a majority vote. The whereas language is useful: General Plan strategies treat Park Meadows as a local residential neighborhood and say nightly rental should be focused in resort neighborhoods (Deer Valley and Park City Mountain areas). The same ordinance notes nightly rentals “are not permitted in the April Mountain, and Mellow Mountain Estates Subdivisions, and Meadows Estates Subdivision Phases #1A and #1B.”

You may say the city has treated Park Meadows as a local residential neighborhood in its general-plan strategies and that some subdivisions already prohibit nightly rentals in the LMC. You may not say “Park Meadows bans all short-term rentals.” Read the parcel’s zoning line.

Daily mechanics that are actually public

PC MARC (Park City Municipal Athletic & Recreation Center) is at 1200 Little Kate Road, Park City, UT 84060. 435-615-5400. Public, drop-in. Hours on the city page: Mon–Fri 5:30 a.m.–9 p.m.; Sat–Sun 7 a.m.–9 p.m. Confirm MARC hours when you go. City amenities listed: weights/cardio, group fitness, tennis and pickleball, basketball, running track, bouldering wall, gaming area, pro shop. The city has hosted Park Meadows transportation and General Plan meetings here. It is the neighborhood’s civic rec hub, not a private club.

Park City Transit Green 2 — Park Meadows/Thaynes – Deer Valley Resort is the mapped connection toward Main Street / Old Town Transit Center. Hours printed on that rider PDF: 6:03 a.m.–11:18 p.m. The map labels PARK MEADOWS, PC MARC, Old Town Transit Center / Main Street, Park City Mountain Village, Snow Park / Deer Valley. Confirm the current season timetable before you count on a specific headway.

The city has been in this neighborhood on transportation. A February 19, 2026 city notice (meeting February 24) covered bus-stop improvements, 20 Tan service feedback, traffic calming on Holiday Ranch Loop Road, and a planned 12-foot multi-use path on the north side of Little Kate Road. In-town commute is a live municipal topic, not nostalgia.

Club copy says “just minutes from Main Street.” Real version: in-city, short drive or Green 2 / fare-free transit — time varies with events and snow.

Who Park Meadows fits

If you want in-city (not Snyderville Basin, not Jordanelle) with a yard or a lock-and-leave condo, this is one of the Park City proper neighborhoods that is not a ski-base plat. Primary occupancy and second-home occupancy both exist as use patterns, not as types of people.

Weak fit if you need ski-in, or if you need unrestricted nightly rental, or if you thought the house came with a Nicklaus membership.

Golf-community living elsewhere on the Wasatch Back is a different drive and a different contract. This post is only Park Meadows.
