Victory Ranch: Kamas Valley club land, not a Park City ski-in address

Victory Ranch is a private gated four-season club at 7865 North Victory Ranch Drive, Kamas, UT 84036. The homepage calls it 6,250 acres along a four-mile stretch of the Upper Provo River. “Minutes from Deer Valley and Park City” is marketing — time it yourself.

You are not buying a Canyons Village lock-and-leave key. You are not buying Promontory (different club, different valley). You are buying club land in Kamas Valley, then confirming whether membership transfers with this parcel, and choosing homesite vs cabin vs Residence Club. The public amenity stack is golf-and-river first. Ski is second and off-site. Initiation, dues, and transfer rules are not on the public club site — get them from Member Services, in writing, for the parcel you are actually buying.

What the public site actually names

The amenities index is the checklist. Named hubs: Archery; Tennis Sports; Upper Provo River Fly Fishing; Trail System; Winter Sports; Ski & Snow Adventures; Double Barrel Shooting Facility; Kids Adventures; Health & Wellness; 4x4 Ranger Adventures; Backcountry Yurts; Lakes & Ponds; Upland Bird Hunting; The Barn; The Post; Rees Jones Golf Course; Freestone Lodge; 875 Main; Stony Lake; The Lost Library; River Cabins. Outfitters plus Member Services are the concierge layer.

Homepage amenities, in the club’s own list: 18-hole Rees Jones-designed golf course; fly fishing; community clubhouse with pool and fitness; full-service spa; mountain-biking trails; 5-stand shooting facility; riverside restaurant and lounge; pizza and ice cream parlor; indoor sports court and game room; paddle tennis pavilion; kids activities (that is a named facility line, not a targeting pitch); a ski-in/ski-out clubhouse in the heart of Park City; more than 3,500 acres of untouched backcountry; year-round concierge.

Golf is on-site. Ski is a lounge.

The Rees Jones course page: 18 holes, meandering over 7,600 yards; bentgrass greens and fairways; bluegrass rough; tall fescue boundaries. Club copy cites #1 private course in Utah by Golfweek and “among the best in the state by Golf Digest” — those are the club’s citations. Clubhouse: Golf Shop, lockers, Clubhouse Grill dining patio. Practice: double-sided range, short-game area, large putting green. Access is members and guests — not public tee times.

Ski is the part buyers mix up with a slope-side lot.

The official ski page and the Deer Crest arrangement post describe:

  • 875 Main, Park City: members-only lodge at the base of Town Lift — ski valet, lockers, boot driers, kitchen. Ski-in/ski-out lounge, year-round connection to Main Street. Not your mudroom.
  • Deer Crest Club at the St. Regis, Deer Valley: “special arrangement”; lounge with ski-in/ski-out to Deer Hollow; members-only sport lockers. The arrangement page has described guest access up to 5 times per ski season, first-come/first-served, plus a discount path to fuller Deer Crest membership via Member Services. Confirm with Member Services before you count on that visit cap — pages go stale.

This is club-lodge ski access, not a recorded ski lane from the house. This is the wrong fit if you want ski-in from the mudroom.

Ownership paths — without a fee table

Whole ownership on the public site: custom homes, cabins, homesites (acreage varies by listing). Treat homepage examples as types of ownership, not a live inventory list.

Residence Club: fractional cabins. A 2022 brochure still hosted on the club site describes a deeded 1/8 undivided interest, six guaranteed weeks, and 16 cabins. That PDF also says “6,700-acre” in one paragraph, which conflicts with the homepage 6,250. Cabin names on the 2026 homepage (Kingfisher, Kestrel, and similar) may not match a 2022 mix. Take cabin counts and week allotments from the current property report.

A 2022 “About” brochure mentions roughly 350 homesites and a density cut from 700. That is not on the current homepage — flag it. Same PDF: access to golf and amenities is “restricted to Victory Ranch Club members and subject to applicable membership fees, membership dues, and other limitations.”

Initiation, dues, food-and-beverage minimums, capital calls, transferability, waitlists: not on the public site. Call Member Services at 435.785.5040 and get the packet rather than relying on a blog’s membership number.

HOA assessments vs club dues vs both: a dual stack is typical of club communities — confirm the split in writing for the parcel. Nightly rental of whole homes or Residence Club weeks: ask Member Services rather than assuming.

How to buy this without the brochure adjectives

If you want on-site golf + private river, this is the Kamas Valley example. Confirm in writing whether this parcel carries a membership and which amenities that membership actually includes.

If you want lower occupancy burden, the Residence Club is a deeded fractional path in furnished cabins — read the property report, not a blog’s week-count.

Dues are not on the website — get them in writing. Happy to separate homesite vs cabin vs Residence Club on a listing — Member Services has the dues the public site doesn’t list.
