Park City golf communities, by type — not a ranking

If you are comparing Park City golf communities this week, the first thing I’d tell you is they are not one product on the Wasatch Back. The deed and the golf are often two contracts. Four named places illustrate four different org charts. None of them is “better.” They are different things you can buy.

If you are lining up a club-community estate, a gated golf enclave, a basin subdivision wrapped around an optional Palmer course, and a Kamas ranch club, you should be able to tell those products apart in one sitting. That is this post.

Large private club community — Promontory

Promontory is a private mountain club begun in 2001 on a 7,200-acre landscape (developer F. Francis Najafi / Pivotal Group). Address used on Living Here: 8417 N Ranch Club Trail, Building E, Park City, UT 84098. Unincorporated Summit County. Not ski-in.

Membership structure on the official page: Social, Full, and Equestrian. Social is the amenity campus (Beach Club, Village Clubhouse, The Shed, ski lodges at Deer Valley and Park City Mountain, courts, pools, trails). Full adds unlimited play on Jack Nicklaus Painted Valley, Pete Dye Canyon, and The Hills Par-3, plus dining at The Peak and Sage. Equestrian is an add-on. Course names: golf amenity page.

Initiation and dues are not on that page. Club press in early 2026 stated homesite and member counts; treat those as club statements. Some realtor blogs have floated a September 15, 2026 Full Membership deposit change — that figure is not on promontoryclub.com. Get terms from the club rather than a blog’s fee table.

Smaller gated golf-club community — Glenwild

Glenwild sits north of I-80 (exit 145, Bitner Ranch Road). Community page: 196 homes and building sites across 1,660 acres (homepage sometimes says 1,600); more than half open space; 24/7 staffed gatehouses; club/HOA figure of Salt Lake City International Airport 24 miles from the entrance gate. Address: 7085 Glenwild Drive, Park City, UT 84098.

Membership is separate from the deed. The club page is explicit: Club Board and member approval required. Equity Golf = Social benefits plus unlimited tee times on the Tom Fazio 18. Non-equity Social = amenities except golf.

Initiation and dues are not published on the public HOA HTML. A 2026 membership guide exists as a flipbook — open it before quoting any dollars inside it. Broker estimates stay off this page. A staffed gate is access, not a safety rating.

Neighborhood around an optional Palmer course — Jeremy Ranch

This is subdivision first, club second.

Jeremy Ranch Golf & Country Club is the only Arnold Palmer Signature Course in Utah (Palmer / Ed Seay). Address: 8770 Jeremy Rd, Park City, UT 84098. Homepage banner: “Course renovation 2026!” Plan Palmer golf this fall knowing the course is in renovation. A third-party course directory has floated a June 1, 2027 reopen — that is not confirmed on thejeremy.com.

Your deed at Jeremy Ranch does not include Palmer golf. Confirm the HOA packet and, if you want golf, a club application.

The Social Membership page is the one official dollar table in this post, and it dates itself current at 01/2023: dining at Palmer’s / Pier Bar; no golf course or practice-facility access; no fitness or Nordic included; 20% off Nordic passes; 25% off select shop merchandise. Printed: initiation $1,500 (one-time, non-refundable); dues $50/month; F&B minimum $400/year; 12-month minimum. Those figures may be stale. Golf membership pages are login-walled — ask the club for current golf dues rather than relying on a blog table.

Nordic: 8 km classic and skate in season, per club pages. Public rec around the neighborhood is Basin Recreation and High Valley Transit.

Destination ranch / river + golf — Victory Ranch

Victory Ranch is a Kamas / Upper Provo address, not in-town Park City: 7865 North Victory Ranch Drive, Kamas, Utah 84036. Member Services: 435.785.5040. The club presents golf and member services as owner amenities (golf course and clubhouse grill; concierge-style member services).

The public site did not publish initiation, dues, or a complete membership schedule in the HTML we opened. Third-party “$200,000–$250,000” tables stay out. Broker area guides say membership is required with ownership — confirm with Member Services in writing rather than freezing it as ordinance.

Broker and independent club writeups consistently say Rees Jones 18. Confirm that designer line on the official course page when you tour. Victory Ranch is a different valley and a different contract than Promontory.

Public and in-town contrast — useful, not the four types

These help so you do not confuse village golf or municipal golf with a gated community:

  • Park City Golf Club — municipal, public, Thaynes. City Council reviews a draft Golf Course Master Plan September 17, 2026.
  • Canyons Golf — 18-hole, par-70, Gene and Casey Bates; Vail’s 2026 summer tip sheet says more than 550 feet of elevation change and open daily May 16–mid-October. Village golf, not a gated community.
  • Park Meadows Country Club — in-town Jack Nicklaus Signature, opened 1983. Membership is separate from owning a Park Meadows house. Current dues belong on the club site or a membership letter.
  • Tuhaye / Talisker — Mark O’Meara course above Jordanelle. The club is a separate ski/golf contract. Type only, not a fifth full profile.

Diligence: two stacks, one closing

Club estoppel / a membership letter belongs inside REPC due diligence. The HOA is a different stack: assessments, design review, rental rules, transfer fees. I’ll help you get the membership letter from the club and the HOA packet from the association.

Acreage conflicts exist in marketing (Glenwild 1,500 vs 1,600 vs 1,660; Victory Ranch figures that do not match). Use the official page, and flag the conflict when official pages disagree with each other.
